My story with Bloom started April 2019 when Nathan bid my crawl space. Upon exiting the crawl space in my coat closet he promptly showed me a photo of the sheathing below my living room windows. He said…. “Sir before you do anything else you need to address this water intrusion.” The OSB sheathing was rotted, horrible. The brick facade was not correctly installed in 1997 when the home was built. Only caulking at the base of the vinyl window & no roll lock & no flashing on top row of brick. The 25 Viking windows were not installed properly. None were flashed. (I addressed the remaining windows in 2020, thankfully no further water intrusion) It most likely had been leaking since day one. I purchased the home in 2004 & the inspector never pointed it out. I had 4 other crawl space inspections that month and Nathan was the only one to point it out. One of the 4 was one of the companies that only does full encapsulation of crawl spaces at the tune of about $28,000. They did not point out the water intrusion.
Obviously I postponed the craw space and addressed the water intrusion below the living room windows. This included new windows, brick demo, new ‘plywood’ sheathing & siding and paint.
The postponed craw space project was reset for March 8th - 12th 2021. I called Bloom. Trust them completely no need to get bids. Katie scheduled the job and emailed me all the required paper work for signature virtually. Complete itemized bid. Jason, Simon & Jeff completed the demo which included insulation, old vapor barrier, debris from original construction, then repaired vents as needed, repair under kitchen island, complete French drain around the foundation to the functional low spot drain covered in rock. Tacked up loose cable & outdoor lighting lines under the house. Last in Gilbert and his 2 person crew to install New insulation. Crew dressed in Tyvek suits and full respirators.
Access through 36” x 20” coat closet floor opening. I don’t know how many 50 lb. bags of rock went through that opening but a lot. I can’t fathom digging the French drain & installing the insulation either.
